Canada's 4th Microsoft Store opens Saturday at Mississauga's Square One

Canada's fourth Microsoft Store opens at 10:30am on Saturday, February 8th, 2014 at Mississauga's Square One Shopping Centre. It will also be the second store location in the Toronto area. On Sunday, February 9th, American rock band Weezer will perform near the store, with gates opening for the performance at 12:00pm. 

The store is just over 3,500 square feet in size. 

Canada's first Microsoft Store opened over a year ago in an expanded portion of Toronto's Yorkdale Shopping Centre. A second location opened October 26th, 2013 at West Edmonton Mall. A third location opened November 7th, 2013 at Burnaby BC's Metropolis at Metrotown.

Microsoft will be donating software to local community organizations during the ribbon-cutting ceremony.

Renderings have been released of the proposed 120,000 square foot Holt Renfrew store at Mississauga's Square One Shopping Centre. The store will anchor an expansion of the south-west portion of the mall.

The Square One Holt Renfrew is being designed by New York City-based architect Jason Goldstein. Goldstein appears to have become Holt's architect of choice for store design. His projects have included purpose-built Holt Renfrew stores in Vancouver (2007) and Calgary (2009), as well as Holt Renfrew's Yorkdale store expansion.

La Maison Simons will open a 113,000 square foot store at Mississauga's Square One Shopping Centre in the spring of 2016. The two-level store will be the anchor of a $52 million reconfiguration of the mall's current 145,000 square foot Sears space which was recently sold back to mall landlord Oxford Properties

Simons will join a 120,000-square-foot Holt Renfrew store that is also set to open at Square One in spring 2016.

Simons is the newest retailer added to Square One's $380 million renovation and expansion project.  Phase One, an $84 million overhaul of the interior, was completed in November 2013, and construction on Phase Two began in September 2013. 

Square One's Sears location Simons joins anchors Hudson's Bay (191,000 square feet), Target (164,000 square feet) and Walmart (245,000 square feet). As mentioned, Holt Renfrew's Square One store will be about 120,000 square feet when completed.

More Canadian locations will follow, and the province of Quebec is reportedly on the company's radar.

Tomorrow (Saturday September 21st), TopShop/TopMan opens a 15,000 square foot store inside of Hudson's Bay's Square One location. TopShop will be located on the second-floor of the 190,000 square foot Bay store. 

TopShop has opened several stores across Canada, including one of the world's largest in Vancouver. Other Toronto area locations to feature TopShops include Hudson's Bay Sherway Gardens, which will join TopShop locations already at Hudson's Bay Yorkdale (about 15,000 square feet) and at the flagship Queen Street Hudson's Bay (about 19,000 square feet).

Holt Renfrew could keep its location at Toronto's Sherway Gardens open, contrary to what we reported in April. A source tells us that despite its opening a 120,000 square foot store at Mississauga's Square One in 2016, Holt's may keep and enlarge its Sherway Gardens store as well. 

If Holt Renfrew keeps its Sherway store, it will make for a total of 10 full-sized Holt Renfrew stores in Canada.

Holt Renfrew's Sherway Gardens store is currently one of its smallest, at 33,670 square feet. It is located in a part of the mall currently under expansion. No word yet on the size or configurtion of a renovated Sherway Gardens store if it does, indeed, stay in the mall. 

Holt Renfrew is in the process of a substantial expansion that will see its square footage expanded by 40% via a budgeted $300 million. It is doubling the size of its Yorkdale store in Toronto and will likely expand its Vancouver store over the coming 24 months. More on the possible Vancouver store expansion will follow shortly.

La Maison Simons president & CEO Peter Simons says he's actively negotiating space at two Toronto area malls, according to the Toronto Star. Simons would occupy space vacated by Sears at Toronto's Yorkdale Shopping Centre and at Mississauga's Square One. Last week we reported that the Sears store leases at both these malls were sold back to Landlord Oxford Properties for about $191 million.

We were aware and reported that Simons was in talks with Oxford Properties and we'd would like to clarify a few things about the negotiations and the space available. Oxford Properties has not yet decided what to do with its newly acquired Sears space, and both Sears leases won't be vacated by Sears until March 2014. Both spaces are also too large for a single Simons store.

If negotiations with Simons are successful, Simons stores are not likely occupy the entire Sears store space at either mall. According to lease plans, Yorkdale's Sears store is about 190,000 square feet and Square One's Sears is about 145,000 square feet.

Simons stores are typically in the 80,000-100,000 square foot range and its largest location is currently the 118,000 square foot West Edmonton Mall store, which opened last year. Given the larger sizes of the Yorkdale and Square One Sears stores, we could expect Simons to occupy either part of the existing Sears stores or for the Sears spaces to be demolished for new development.

Simons is in the process of a Canada-wide expansion that could see new stores open in Vancouver, Calgary, Winnipeg and Toronto, among other cities. Simons will open its first Ottawa store in 2015 at the Rideau Shopping Centre (in the same mall as Nordstrom) and could open a second Ottawa-area location in Gatineau. It opened its Edmonton location in October of 2012 and will open a store at Montreal's Galeries d'Anjou, mid-August.

Yorkdale Shopping Centre recently underwent a massive expansion and recently announced its latest expansion plans that will include more retail space and Nordstrom as an anchor. Yorkdale's Holt Renfrew is also expanding and innovating as a prototype for future store renovations

Square One is also in the process of an expansion that will see new retail space as well as a 120,000 square foot Holt Renfrew store. The future of Square One's Walmart store is in question and we'll update you on any developments. 

We'll update you on La Maison Simon's cross-Canada expansion. Needless to say, it has become an exciting time for Canadian retail.

Update: Oxford Properties purchased the Yorkdale and Square One leases for $191 million. Stores will close in March, 2014. Oxford also paid Sears $1 million for the option of buying-out the 230,000+ square foot Scarborough Town Centre Sears lease for $53 million. That closure could happen within the next 5 years. A source tells us that Sears Canada has just sold two more of its store leases to its mall landlords. This time the landlord is Oxford Properties, and the mall locations are the Yorkdale Shopping Centre in Toronto and Square One Shopping Centre in Mississauga.

The Yorkdale Sears is about 190,000 square feet and is located in the western portion of the mall. Nordstrom has already announced that it will open a 188,000 square foot Yorkdale store as part of an eastward mall expansion, so the Yorkdale Sears space will either be reconfigured for multiple retailers, demolished then redeveloped, or be leased to another anchor tenant. La Maison Simons has been in talks with the landlord and could occupy some, though likely not all of the space. Simons is seeking Toronto store space in the 80,000-120,000 square foot range. 
Square One Shopping Centre, Mississauga
Square One's Sears store is about 145,000 square feet and it is located at the north-end of the mall. Nordstrom could become a possible replacement anchor for the Sears space, though Nordstrom has already secured a 138,000 square foot space at nearby Sherway Gardens mall that will open in 2016. Again, La Maison Simons could possibly occupy the Sears space, though Simons could also go in the expanded area near the recently announced 120,000 square foot Holt Renfrew. Holts will be located in an expanded southern portion of Square One that will see Old Navy and neighbouring retailers demolished. 

Reader Eric Lewis has noted that the Square One Sears space could be utilized in a proposed mall expansion/reconfiguration at that end of the mall

We'll keep you updated on these interesting Sears developments. Given that Sears is still open to selling its Canadian store leases, we could see the way paved for more Nordstrom stores, including one in the much coveted Sears space at the Toronto Eaton Centre

LOFT by Ann Taylor will open four more Ontario locations in the coming months. The locations include:
LOFT opened its first Canadian store at Toronto's Yorkdale Shopping Centre in November 2012.  LOFT will be announcing more Canadian locations in the coming months.

LOFT is considered to be a more 'relaxed' and 'younger' version of sister label Ann Taylor. Ann Taylor is a moderately upscale womenswear retailer. The United States has over 500 LOFT stores.

We're updating you on three announced Canadian TopShop locations. Interestingly, some of them will be almost as large as the TopShop/TopMan concession inside of Toronto's flagship Hudson's Bay ("Queen Street") store. 

The mall-based TopShop/TopMan stores will be given prominent mall-entrance locations with the intention of drawing more shoppers to their adjacent Hudson's Bay stores. An example is the image above, showing Canada's first TopShop/TopMan at Toronto's Yorkdale Shopping Centre

Calgary's previously announced TopShop/TopMan will be configured adjacent to the main entrance of Hudson's Bay. Adjacent mall space, circled in red, has been acquired to give a stronger mall-front presence for TopShop. The Chinook Centre TopShop/TopMan will be about 15,000 square feet according to a source at Hudson's Bay. 

The previously announced TopShop/TopMan at Mississauga's Square One Shopping Centre also includes annexed retail space, as per the lease plan below. Mississauga's TopShop/TopMan will be 18,000 square feet, just 1000 square feet shy of Downtown Toronto's Queen Street Topshop/TopMan.

The TopShop/TopMan concession at Toronto's downtown Hudson's Bay flagship ("Queen Street") is about 19,000 square feet, while the Yorkdale Shopping Centre TopShop/TopMan is just shy of 15,000 square feet. The largest TopShop/TopMan store outside of England is at Vancouver's Hudson's Bay store, with about 33,000 square feet of retail space and close to 40,000 square feet in total.

Our Montreal Retail Insider Pat Campione tells us the suburban Montreal  (Le Carrefour Laval) TopShop/TopMan is scheduled to open in August. We are awaiting further details of this and the other Montreal TopShop location we announced last week

TopShop Opening This October at Mississauga's Square One

TopShop/TopMan will open a store inside of Hudson's Bay's Square One Shopping Centre store in October. This will coincide with a renovation of the Square One Hudson's Bay store, now underway. TopShop will be located on the main-floor of the 190,000 sq ft Bay store. 

Hudson's Bay is in the process of renovating some of its more productive suburban stores in an effort to modernize the chain. So far we are impressed with what we've seen, store-renovation-wise. 

Mississauga's Square One Shopping Centre is in the process of being expanded and renovated. The mall will soon get a renovated Target store anchor, replacing a former Zellers location. 

This week we reported on the possibility that Holt Renfrew could open a store at Mississauga's Square One. We're not sure if negotiations are serious or if the negotiations are a tactic for Holts to get favourable lease terms for a possible Sherway Gardens Holt Renfrew store expansion

Could Holt Renfrew Open at Mississauga's Square One?

Holt Renfrew is in talks with Oxford Properties to open a store at Mississauga's Square One Shopping Centre. Negotiations have been ongoing for several years, according to a source at Holt Renfrew head office. This store would replace Holt Renfrew's current Sherway Gardens store. 

Negotiations with landlord Cadillac Fairview for an enlarged Holt Renfrew store at Sherway Gardens have been unsuccessful and Oxford has jumped in to lure Holt's away from Sherway into a newly renovated Square One Shopping Centre

In July 2012 we reported on Holt Renfrew's expanding its Sherway Gardens store to 102,000 square feet. It appears we may have published this information in haste, given the now-stalled negotiations.

While researching for this article, we found this online petition to add Holt Renfrew to Square One. So far it only appears to have seven signatures...

Mississauga's Square One Shopping Centre Undergoing Expansion/Renovation

Oxford Property's Square One Shopping Centre in Mississauga (Ontario) is undergoing an $84million renovation and expansion. According to its website, the mall will complete renovations to its common areas including washrooms, entrances, and a newly expanded food court. The mall will also welcome a 164,000 square foot Target store, replacing the mall's former Zellers store.

The mall's food court will expanded and improved with 'signature table wear', 'modern new decor' and new food retailers according to the description on this website. It will include the name 'Food Central'. Canadian shopping centres are finding it both beneficial and profitable to include expanded food offerings, which may keep shoppers in malls for longer and even act as anchor attractions in their own right.

Square One is the latest of many newly-announced Canadian mall expansions and renovations. Landlord Oxford Properties recently completed an expansion of its Yorkdale Shopping Centre, which we previously reported. Competing landlord Cadillac Fairview is spending billions to renovate mall properties across Canada to, among other things, welcome the arrival of Nordstrom to Canada.
